- We enter your property into the multiple
listing system (MLS), with a high quality photo, making sure that all the
information is entered correctly. You will receive a copy for your
review.
- Your home will be entered into the World
Wide Web with interior and exterior photos. Your home on the WWW can be
accessed through our own personal home page on this website. We can also be
EASILY found on major search engines. We spend money on the Internet because
that is where most of our buyers and sellers are coming
from.
- We will advertise in the real estate book
which is a monthly publication distributed in the entire NWA
area.
- We will advertise in the local
newspapers.
- We will advertise on Cablemart channel 6
which is rather new to the area but getting a fantastic
response.
- We will fax a new listing flyer sheet to
each office so that no matter how small the office may be, they will have an
opportunity to show your home.
- We will distribute a new listing flyer
sheet; to be designed by our personal assistant and delivered to the 600+/-
active Northwest Arkansas agents.
- We will tour your home with our sales
staff; we have several top agents in our office working with buyers that may be
interested in your home.
- If necessary, we will have an open house
luncheon so that we can get the agents from other offices to view your home.
Please note that we have not had to have an open house lunch lately because we
have been selling our houses in 60-90 days.
- If necessary, we will hold an open house
normally from 1-4 on a Sunday convenient to your schedule.
- We follow up with every showing so that
you stay informed. Are they going to make an offer? What did they like or
dislike about the house? Did they buy someplace else, and if so, why did we
lose them?
- Most importantly we direct mail to 7000
people a month, putting your home in front of these people and everyone in
their circle of contact. ie: relatives, co-workers, etc. You will also receive
a copy of each ad, flyer, mailer etc., so you can see what we are doing to get
your home sold.
When the offer comes
in
- We get a pre-qualification on the buyers'
financing to assure, as best we can, that the financing contingency will be
met.
- We have 25 years of experience, which
allows us to see any holes (items or terms which do not protect you) in the
contract and we get those holes tightened up before you sign any
documents.
- We have a unique monitoring system, which
we use on every listing and sale, and a competent personal assistant to make
sure that all deadlines are met. We pride ourselves on getting to the
settlement table on time.
- We will keep you informed of each detail
of the transaction, you will know the status of your property sale.

What is "H.O."? You can probably guess--it means "house odors".
Be careful of odors in your home. If your family room smells stuffy and stale, or if your cat or dog has left a distinctive odor in the hallway, take action by eliminating the source of the odor rather than merely treating the effects.
Smells have a powerful effect on the way people react to a house, and no amount of room freshener or vanilla on the light bulbs can mask a serious odor problem. In fact, such remedies may draw attention to the problem. Real estate agents have seen homes with an odor problem languish unsold on the market for months or sell for significantly less than comparable homes in the neighborhood.
If you think that you may have a problem, talk candidly with your real estate agent. Your agent should be able to offer some constructive suggestions, and perhaps refer you to a professional who can help banish H.O. from your home!
